First Home Benefits

First home benefits require at least one eligible purchaser to occupy the home as their principal place of residence commencing within 12 months of completion for a continuous period of at least 6 months.

New South Wales $10,000 First Home Owners Grant (New Homes) Scheme as at September 2016

You must meet the eligibility requirements set by the NSW Office of State Revenue.

  • Applies to new homes only
  • ‘Eligible transaction’ date is 1 July 2017 onwards
  • Purchase price capped at $600,000 for new homes (contract for sale of land for purchase of a new dwelling i.e. one contract)
  • Value capped at $750,000 (vacant land price + building contract price)

‘Eligible transaction’ date is the contract date for the purchase of a new home or building contract date to build a new home.

First Home – New Home Exemption/Concession from stamp duty

You must meet the eligibility requirements set by the NSW Office of State Revenue.

New Home

  • Purchase price up to $550,000 – no stamp duty payable
  • Purchase price between $550,001 to $649,999 – stamp duty payable on a concessional basis
  • Purchase price $650,000 and above – no stamp duty discount

Vacant Land

  • Purchase price up to $350,000 – no stamp duty payable
  • Purchase price between $350,001 to $450,000 – stamp duty payable on a concessional basis
  • Purchase price $450,000 and above – no stamp duty discount
  • Must commence construction (laying of the foundations) within 26 weeks of the settlement date
